Use clear, high-quality photos of the actual property.
Specify an accurate price or rent amount in the designated field.
Write a unique description detailing at least five aspects (e.g., proximity to amenities, condition).
Ensure all content reflects the property being offered.
What not to post in Property
Don’t post vague or incomplete descriptions (e.g., “house for sale” with no details).
Don’t include misleading photos (e.g., stock images not representing the property).
Don’t use dummy prices or inconsistent details (e.g., “3 bedrooms” in the title, “2 bedrooms” in the description).
Don’t include people in the pictures.
Don’t post URLs without the paid upgrade.
Don’t post URLs for sites not related to the advert.
Don’t include references to illegal or sexual activities.
Possible Refusal Reasons:
Unauthorised Goods/Services
Ads for the property maintenance company or estate agent rather than a specific property. Multiple properties in one ad.
Refusal for Spam
Multiple ads for the same item in one area (e.g., five ads for the same flat in London).
Non-English Content
Titles or descriptions are fully or partially in another language without an English translation.
Inconsistent Content
Details contradict each other (e.g., “2 bathrooms” in the title, “1 bathroom” in the description; “no animals or kids” vs. “Pets welcome”).
Multiple different phone numbers appear across fields, photos, or text.
Not Enough Information
Descriptions are too vague or lack at least five unique aspects/features/benefits (e.g., “For sale: House” with no size, location, or number of rooms).
Price Issues
Prices are significantly higher or lower than market norms for similar goods/services (e.g., a £10 car or a £1,000 haircut).
Dummy numbers are used to fill the price field (e.g., £1, £999999) instead of an accurate amount.
Unauthorised Content
References to risky behaviours, such as intoxication from alcohol or legal substances. Bad language, aggressive or violent themes.
